Properties
A property is one rental. It carries the address that prints on agreements, the fees and taxes used when you prepare a contract by hand, the rules for what guests must do before their stay, and the permanent signing link that lets your booking platform send agreements for you.
Open Properties under Set up in the side navigation. The list shows each property's address, photo, maximum guests, and combined tax rate. Prepare contract starts a new contract, and the pencil opens the property's settings.
Create a property
Tap Add property. The form has three steps, and nothing is saved until you tap Save property on the last one.
Property Details. Name, street address, city, state, and ZIP code are required. The name becomes part of the signing link, so it needs at least three characters. Add an optional description of up to 500 characters.
Below the address, Guest ID settings has two switches:
- Require guests to upload an ID. Guests photograph a government-issued ID when they sign. On by default.
- Guest identity verification. The ID is checked and matched to the guest by our verification partner, at $1.00 per guest verified, charged when the agreement is completed. Choose Primary guest only or All guests. This switch is only available when ID upload is on.
Fees and Taxes. The default fees and tax rates for this property. See the property page section below for how they are used.
Document Details. Choose the agreement template guests at this property will sign, or Choose later. Set how signed files are named, and set the retention period.
Keep signed agreements for defaults to four years, because the City of Palm Springs requires guest IDs to be kept that long. Check what your city asks for before lowering it. Retention can only be set when the property is created. It is not editable afterwards.
After saving you land on the contracts dashboard.
The property page
Open a property to edit it. The page has five tabs, and one Save changes button at the top writes every tab. If you scroll with unsaved edits, a sticky Unsaved changes bar keeps the button in reach.
Property Details
- Property name and the full address. The address prints on agreements through the property tokens.
- Signing address. The short slug that forms part of every signing link for this property. Changing it breaks any link already sent.
- Maximum guests. From 1 to 30. Guests are asked to name up to one fewer adult than this number.
- Photo. Shown at the top of the guest's signing page. Drag a JPG or PNG onto the box or tap to choose. A wide shot of the house works best. Tap Save changes to keep it.
The Delete this property section is at the bottom of this tab. See below.
Fees and Taxes
Typical fees are the starting fees when you prepare a contract by hand. Each has a name, an amount, and a Taxed checkbox. A reservation forwarded by email brings its own fees from the booking, so these do not apply to it.
Taxes are the rates that apply to this property, such as a transient occupancy tax at 11.5%. When a forwarded reservation provides a combined tax total, SignBreezy uses these rates to break it into the individual taxes. Taxes apply to the taxable subtotal, which is the room subtotal plus any fee marked as taxed.
Each contract takes a copy of these settings when it is prepared, so changing them never alters an agreement already prepared or signed. The Preview card on the right shows how they would appear on a made-up three-night stay.
Guest Requirements
These rules apply to new reservations. You can change them for an individual booking from the contract page.
Primary guest is the person who made the reservation. They always confirm a mobile number with a one-time code before signing. That is not a setting.
- Agreement template. The agreement they sign. Preview opens it in a new tab.
- Require a drawn signature. On by default. Turn it off to let guests type their name instead of drawing.
- Collect ID. Ask for a photo of a government-issued ID.
- Verify ID. Check the ID and match it to the guest, at $1.00 per guest. Only available when Collect ID is on.
Additional adult guests are the other adults 18 and over staying at the property. The same four rows apply to them. Leave the template as Same as the primary guest to have every adult sign the same agreement in their own signature fields. Choose a different, shorter template to have them sign an acknowledgement, such as house rules, without seeing the pricing.
Only adults are asked to sign or provide ID. Nothing is collected from children under 18.
Document Details
Signed contracts are saved as sets the filename pattern for downloads. Tap the chips to insert Property, Check-in, Check-out, First name, Last name, or Reservation code, and watch the preview update. The default pattern produces names such as:
Palm Springs_2026-05-11_Dorothy_King.pdf
The unsigned copy gets an _unsigned suffix, and bundles get _bundle or _attachments.
Automation
Nothing on this tab is saved by the Save button. It explains how to make agreements go out without you sending anything, and holds the property's permanent link.
Secure signing link. Every signing link for this property starts the same way and ends with the reservation code:
https://secure.signbreezy.com/your-property/••••••••/{RESERVATION_CODE}
The middle part is a private key generated when the property was created. Tap Copy and paste the whole thing, including the placeholder, into your platform's scheduled message, then replace the placeholder with the platform's own confirmation-code variable. The platform fills in the code, so the same message works for every guest.
- Airbnb. In Messages, open Scheduled messages. Paste the link up to and including the final slash, then insert Airbnb's Confirmation code shortcode with no space after the slash. Choose when it sends. In a test, the link should end like
/HMABCD1234. - Vrbo. Use the Vrbo reservation ID as the reservation code when you prepare the contract. Email forwarding reads Airbnb confirmations today, so Vrbo bookings are added by hand. Add the link to a message template with the reservation-ID field after the final slash, or send the full link per reservation with Copy link on the dashboard.
- Other tools. Hospitable, Hostaway, Guesty, Lodgify, and direct bookings work the same way. A link whose code has no contract yet shows the guest a short "not ready" screen and lets them try again, so a message that goes out before the contract exists is not lost.
Regenerate secure link gives the property a new private key and retires the old one immediately. Every link already sent for this property stops working. Do this if the link has been shared somewhere it should not be, then update every scheduled message that carries it.
Email forwarding address repeats your account's private forwarding address for convenience. It is the same for all your properties. The email says which property the booking is for.
Delete a property
At the bottom of the Property Details tab, type the confirmation sentence shown and tap Delete property. The property disappears from your lists, you can no longer prepare contracts for it, and any signing links already sent stop working.
Nothing else is deleted. Every contract, signed agreement, signature, and guest ID stays exactly where it is, and templates are untouched. You can recreate the property with the same name later.
