Getting Started
SignBreezy turns a booking confirmation into a ready-to-sign rental agreement. The first time you sign in, a short setup walks you through forwarding a reservation, checking the details, and bringing in the agreement you already use. At the end you have a property, an agreement, and a first contract with a private signing link.
Create your account
Go to app.signbreezy.com/sign-up and either tap Continue with Google or fill in the form:
- Full name. Optional.
- Email. Required.
- Create a password. At least 8 characters.
The Create account button stays disabled until you have entered an email and a password of at least 8 characters. Creating an account means you agree to the Terms of Service and Privacy Policy. No credit card is required.
If you signed up with an email address, the next screen is Check your email. Enter the six-digit code we sent. It is checked as soon as the sixth digit is in. Tap Resend code if it does not arrive within the short countdown.
After that you land in setup, described below.
Signing in
Go to app.signbreezy.com/sign-in and use Google or your email and password.
- One more check. On a new device, or if your account has two-factor authentication, you are asked for a six-digit code from your email, a text message, or your authenticator app.
- Forgot password? Enter your email first, then tap the link. We email a six-digit code. After you enter it, choose a new password of at least 8 characters. Saving it signs you out everywhere else.
- Google account we have not seen before. Choosing Continue with Google on the sign-in page with a new Google account creates an account and starts setup.
Set up your first property
Setup has four steps, shown across the top of the page: Reservation, Review details, See it in action, and Set up your contract. Your progress is saved on our side after every change, so you can close the tab and pick up where you left off.
You can leave at any time with Exit onboarding in the top corner. Setup does not launch again on its own after that. You can restart it from Settings whenever you like.
Step 1: Forward a reservation email
SignBreezy reads reservations from Airbnb, Vrbo, Booking.com, and most other booking sites. Look for the confirmation email titled Reservation confirmed, the one that carries the guest name, the dates, and what the guest paid.
The screen shows your private forwarding address. It looks like this:
in-a1B2c3D4e5F6@inbound.signbreezy.com
Tap Copy, then forward the confirmation email to that address from any mailbox. It does not need to be the email you signed up with. Tap I've forwarded it and the screen watches for the email. Most forwards land in under a minute, and setup moves on by itself when yours arrives.
The address is unique to your account and never changes on its own. Anyone who has it can prepare contracts on your account. Do not share it outside your operations team. If it ever leaks, you can generate a new one in Settings, and the old address stops working immediately.
If the wait passes a minute and a half, the screen lists things worth checking:
- The address you forwarded to matches exactly.
- You forwarded the email itself, not a screenshot or a link to it.
If an email arrives that is not a reservation confirmation, the screen tells you so and shows the sender and subject line, so you can find the right one and forward that instead.
No reservation handy? Tap Use a sample reservation to walk through setup with a sample guest, Dorothy King, staying four nights at a sample property. Everything setup creates from the sample is real and yours to keep or edit, and the sample contract is never billed. If a real forwarded email arrives while you are still in setup, it replaces the sample and you are taken back to Review details to check it.
Step 2: Review details
This screen shows what SignBreezy pulled from your reservation and asks a few things about your property.
Reservation details lists the guest name, check-in and check-out with the number of nights, the number of guests, and the money: subtotal, cleaning fee, tax, and total. These come straight from the email. If anything needs changing, you can do that on the contract page after setup.
Your property asks for the house name, city, state, and ZIP code. The house name is prefilled from the reservation. None of the fields are required, but the city matters for taxes:
- A city SignBreezy knows. The local tax rates are added for you, and the screen shows them.
- A city SignBreezy does not know yet. Your contract shows the tax your guest was actually charged as a single Tax line. This is the normal case for most areas, not an error.
How your contract adds up shows the full breakdown. When local rates are known, a Tax the cleaning fee switch controls whether tax is figured on the subtotal alone or on the subtotal plus the cleaning fee. SignBreezy works out the right setting from your own booking and marks it matches your booking when the rates reproduce what the guest paid.
The tax total from your reservation email is what the contract prints. Local rates only explain how it breaks down. If the rates come within a dollar of the charged tax, the difference is absorbed into the largest line so the contract totals exactly what your guest paid. If they do not, the tax stays as one line rather than printing a confident but wrong split.
Tap Looks good — continue.
Step 3: See it in action
This step shows a phone mock-up of what your guest will see, built from your reservation, and explains the shape of a signing link:
secure.signbreezy.com/your-property/••••••••/RESERVATION-CODE
The middle part is a private key unique to your property. Nobody reaches the agreement without it. The link on this screen is only an example. The real one appears on each contract's page once it is prepared, with a Copy button. You decide how to send it: through Airbnb or Vrbo messaging, by text, by email, or automatically.
Tap Continue.
Step 4: Set up your contract
Bring in the agreement you already use. SignBreezy fills in the guest and reservation details for every booking from here on. There are two ways in:
Use a Google Doc. Tap Connect Google Drive to grant access, and you come straight back. SignBreezy can only see documents it creates, never the rest of your Drive. Once connected, you can Choose from my Drive to work from a copy of an existing agreement, or Start a blank agreement to create a new document in your Drive seeded with a working example. The new document opens in a new tab. If this card says it is not available on this deployment, upload a PDF instead and switch later.
Upload a PDF. Drag your PDF onto the box or tap Choose a file. PDF only, up to 25 MB. The agreement is named after the file, and you can rename it later.
Once an agreement is chosen, the screen shows Agreement ready. For a PDF, it also asks you to show where the guest signs. Tap Place the signature, click Signature in the panel on the left and then the spot on the page, do the same for Date signed, and press Save and continue setup. You can also finish without placing fields. In that case the guest signs on a page added at the end of the document.
Tap Finish and prepare my contract. If you would rather add your agreement later, tap Skip the agreement for now.
The done screen
Your first contract is ready. The screen lists what setup made, each linked to its page:
- Property. The house you described, with local taxes added when the city is known.
- Agreement. Your Google Doc or PDF template.
- First contract. The guest, reservation code, and check-in date.
Below that is the guest's real signing link with a Copy button. Nothing has been sent yet. You send the link from the contract page when you are ready.
If you skipped the agreement, the property is still created. Add an agreement from the Templates page and the contract is prepared from the reservation you forwarded.
Setting up another property
Setup is also the quickest way to add another property. Open Settings, find Getting started, and tap Set up a property. It runs the same four steps from the beginning and creates a new property, agreement, and contract.
Forward reservations automatically
After setup, every reservation you forward to your private address becomes a prepared contract without you lifting a finger. Set a rule in your mail app so booking confirmations forward there on their own. The address is the same for all your properties.
A few things to know about how forwarded emails are handled:
- The property is matched by name. SignBreezy compares the listing name in the email with your property names. If you have only one property, it is used regardless.
- The email's prices win. The contract carries one cleaning fee line at the amount the guest agreed to, not the standard fees on your property. That keeps the total on the agreement equal to what the guest already saw.
- The property's agreement is used. If the property has no agreement of its own, your default template is used.
- Nothing is sent to the guest. A forwarded reservation prepares the contract. You send the signing link.
If an email cannot be read, or no property name matches, nothing appears on your dashboard. Check the listing name on the property page against the name in the email, or prepare the contract by hand from the dashboard.
